•  Provide Seller Financing / Owner Financing
Act as (or facilitate) the seller becoming the lender: They structure deals where the seller carries a note (promissory note secured by a mortgage/deed of trust), allowing the buyer to make monthly payments directly to the seller/lender over time instead of getting a bank loan.

•  Offer Wraparound Mortgages (Wrap Mortgages)
Create a “wrap” loan where a new loan (from the lender/seller) encompasses the existing underlying mortgage. The buyer pays the creative lender, who then pays the original mortgage—often at a higher interest rate for profit.

•  Facilitate or Fund Subject-To Deals
Help buyers take over (“subject to”) the seller’s existing mortgage payments without formally assuming the loan (title transfers, but the loan stays in the seller’s name). The lender may provide additional funding or structure protections.
